The House Sitter Application – A Step-by-Step Guide
House sitting can be an incredible experience, but securing the perfect sit requires strategy and preparation. From choosing the right opportunity to crafting a standout house sitter application and conducting a video call, here’s your ultimate guide.
Earlier this year, when I was hiking the Peaks of the Balkans, I injured my Achilles tendon in a remote village in the tri-border of Albania, Kosovo, and Montenegro. Luckily, the small guest house we had landed in had satellite internet, and we were actually able to search, apply, and conduct a video call—securing two back-to-back house sits within two hours!!!
We’ve developed a tried-and-true method for securing house sits efficiently and effectively. So, let’s dive in and show you how to land those dream sits!

How to Choose a House Sit
There are two main ways to find house sits: through apps dedicated to house sitting and through private platforms such as Facebook groups. Both methods have their advantages, and it’s important to understand how they work to make an informed decision about where to apply. Check out our comparison between house-sitting apps and private house sits here.
When using house-sitting apps, you’ll have access to a wide range of opportunities, typically with verified listings and homeowner profiles. Apps also often allow you to filter your search based on location, length of the sit, and the number of pets to be cared for. These features can help you narrow down the perfect house sit for you.
On the other hand, Facebook groups and other online platforms can offer a more personal, community-driven approach. Homeowners often post about their needs directly in these groups, and you can apply by reaching out directly through comments or private messages. This option can sometimes lead to more flexible arrangements but may require more effort to navigate and verify the details.

Using Apps Effectively for House Sitter Applications
Popular platforms like TrustedHousesitters, MindMyHouse, and Nomador make it easy to browse house-sitting opportunities. Use these tips to refine your search:
Set Your Filters: Narrow Results by Location, Dates, Pet Types, and Home Preferences
Using filters is one of the most efficient ways to find a house sit that meets your exact preferences. Most house-sitting platforms allow you to filter results based on a variety of factors such as location, dates, pet types, and home preferences.
For example, if you’re a dog lover and feel more comfortable with canine care, you can set the filter to include listings that only have dogs. Additionally, if you’re planning a specific trip, you can filter for house sits that align with your travel dates. If you’re flexible about where you’re willing to go, use the location filter to search for sits in the areas you’re most interested in, whether that’s nearby or across the globe.
Nigel and I typically search for house sits based on our upcoming travel routes while also considering transportation costs. For instance, if we’re in southern Europe and searching for a new sit, it’s often more cost-effective to look for opportunities in nearby areas rather than northern Europe, where transport costs might be prohibitive.
This approach is especially helpful during peak travel seasons or holidays when expenses can quickly add up. Coordinating your house sits with your travel plans in advance ensures smoother logistics and better cost management.
Customising these filters helps save time and ensures that your house sitter application targets only listings that meet your needs, rather than sifting through a long list of irrelevant options.
If you have specific preferences, such as a quiet, rural location, or a pet-free home, don’t forget to add those filters in as well.
Tailoring your search will bring you much closer to finding your ideal house sit. Mostly we look for house sits near hiking or walking locations, however we also love art galleries and cultural immersion, so city sits are welcome every now and then.

Read Listings Carefully
When browsing house-sitting listings, it’s essential to read each one thoroughly before applying. Pay close attention to the details provided by the homeowner, as these often guide how you craft your house sitter application to meet their expectations and responsibilities.
A well-written listing typically includes specific information about the pets, home, and any additional tasks like gardening, mail collection, or home maintenance. It may also outline the homeowner’s preferred communication style and house rules.
When reviewing a house sit listing, don’t overlook the photos. They can give you important insights into the condition of the home and the environment you’ll be staying in. While it’s not necessary for the home to be perfectly staged or large, the photos should give you a clear idea of the cleanliness and upkeep of the space.
Are the rooms tidy and well-maintained, or do they appear cluttered and disorganised? Look for signs that the home is being properly cared for, as this can reflect the level of responsibility the homeowner takes in general. If the photos lack clear, well-lit images of important areas (such as the living space or the kitchen), it may be worth asking for additional pictures or clarifying details before committing.
To be honest, I always “swipe left” if I can’t see images of the home—if the photos aren’t there, it raises doubts about the transparency of the listing.
Transport is a huge factor in which sits Nigel and I apply for. Applying for sits that don’t align with our transportation needs not only wastes our time but also the homeowner’s. Since we don’t have a car (due to our frequent moves and long hiking trips!), location is incredibly important to us.
Note: In the United Kingdom and many countries in Europe, the driver is insured, not the car (unlike in America or Oceania). Adding another driver to an insurance policy can be costly and significantly raise the premium. As a result, car usage is often not included in house-sitting arrangements in these regions.
We carefully consider how far essential services, like the grocery store, are from the house. A 10-minute walk or a short bus ride is generally no issue for us, as hikers. However, if it’s far away or along a busy road with little to no footpath, it becomes a concern. While most homes will state whether they are accessible by public transport, it’s important to get the specifics.
For example, we once applied for a sit where the listing claimed a bus stopped right outside the house, only to find out it came only twice a day—at 6am and 6pm. To avoid similar situations, cross-check transport options using Google Maps or other tools beforehand to ensure the location aligns with your needs.
This is a great time to trust your gut. Listings with vague or incomplete descriptions can be a red flag. Remember house sitting is a win-win situation for both homeowner and sitter. Sitters need to be able to feel safe and secure in the accomodation.
If you’re drawn to a listing but find the information insufficient, don’t hesitate to ask questions before applying. Clarify any uncertainties about the pets’ routines, the condition of the home, or the homeowners’ expectations. This proactive approach not only demonstrates your professionalism but also ensures that both parties are on the same page before committing.

Share the Knowledge!
If you know someone who’d benefit from this guide, spread the word! Let’s help more homeowners and house sitters have amazing experiences.
Prioritise Your Comfort Zone
For first-time house sitters or those stepping into a new type of sit, it’s important to choose opportunities that align with your skills and comfort level. If you’re already experienced with dogs, for instance, begin with sits that involve canine care rather than taking on an unfamiliar task like caring for a brood of chickens or a reptile. Starting with what you know helps build confidence and ensures a positive experience for both you and the homeowner.
As you gain experience, you can gradually expand your comfort zone. This might mean tackling sits in remote locations, caring for a wider variety of animals, or taking on longer commitments. By starting within your comfort zone, you’re more likely to have a successful sit and leave a great impression on the homeowner, setting the stage for future opportunities.
Crafting a Standout Application Letter
Your house sitter application letter is more than just a formality—it’s your chance to introduce yourself, showcase your skills, and build trust with the homeowner.
A well-crafted letter can set you apart from other applicants and leave a lasting impression. By combining a professional yet personal tone with thoughtful content, you can convey exactly why you’re the ideal choice for their house sit.
Here’s a detailed guide to structuring your letter:
A Warm Introduction
First impressions matter, so begin your letter with a friendly and approachable greeting. Address the homeowner by name if possible—it shows that you’ve taken the time to personalise your application.
Briefly introduce yourself and your background. Share a little about who you are, such as your profession, lifestyle, or interests, and why you’re drawn to this particular house-sitting opportunity.
For example:
“Hello Sarah, I’m Belinda, a mature and responsible work-from-home professional, and along with my partner Nigel, we’d love the opportunity to care for your home and pets during your upcoming trip.”
A warm introduction helps establish a positive tone, making the homeowner feel confident and comfortable as they continue reading.
Highlight Relevant Experience
The next section is your opportunity to connect your skills and experiences with the homeowner’s specific needs. If the house sit involves pets, highlight your familiarity with animal care. Mention specific breeds you’ve cared for, any relevant training you’ve completed, or tasks like administering medication or managing special diets.
For example:
“We have cared for pets ranging from energetic Border Collies to shy rescue cats. Our experience includes ensuring pets feel loved and secure, administering medications, and tailoring care to individual needs.”
If the sit doesn’t involve pets, emphasise your reliability, attention to home care, and organisational skills. Showcase your ability to handle tasks like maintaining the property, watering plants, or managing mail. The goal is to align your strengths with their expectations, demonstrating that you’re both capable and attentive.

Add a Personal Touch
Homeowners appreciate knowing you’ve carefully read their listing, so take the time to reference something unique about their home, pets, or requirements. This shows you’re genuinely interested and invested in meeting their needs.
For example:
“I see that Rover loves playing fetch and exploring the trails near Dartmoor. As avid hikers, we’d be thrilled to take him on long walks and keep him active and happy. Molly sounds like such a sweet companion, and we’d ensure she has plenty of cuddles and attention.”
This level of personalisation helps your application stand out, reassuring homeowners that you’re not sending generic responses but instead truly engaging with their listing.
Clarify Your Availability
Homeowners need to know that your schedule aligns with their requirements, so be specific about your availability. Confirm the exact dates they’ve mentioned and, if you’re flexible, highlight that too. Flexibility can be a big advantage if the homeowner’s plans aren’t set in stone.
For example:
“Your February dates work perfectly with our travel plans, as we’ll be visiting friends nearby in Launceston. If your schedule changes slightly, we’re happy to adjust to ensure a seamless handover.”
This reassures the homeowner that you’re reliable and adaptable, reducing their stress as they finalise their travel plans.
Closing with Enthusiasm
End your application on a positive and confident note. Express your eagerness to care for their home and pets, and reiterate your dedication to ensuring everything runs smoothly in their absence. Include an offer to connect via a video call to discuss their expectations further. This not only demonstrates your professionalism but also helps build trust.
For example:
“We’d be delighted to care for Rover, Molly, and your lovely home while you’re away. Please feel free to reach out if you’d like to arrange a video call via WhatsApp—we’d love to discuss your expectations and answer any questions.”
A strong closing reinforces your enthusiasm and leaves the homeowner with a positive impression of your commitment and reliability.

Power Words: The Secret to Crafting Irresistible House Sitting Applications
Securing your dream house sit starts long before you’re shortlisted—it begins with how you present yourself. The words you use in your house sitter profile and application can create an immediate connection with homeowners, showcasing your strengths and personality. That’s where power words come in.
These carefully chosen words are more than just descriptors—they’re confidence boosters for the reader, subtly influencing how your application is perceived.
Imagine the difference between saying, “I’m good with pets,” versus “I’m a compassionate and experienced animal lover who thrives on providing attentive care.” The second sentence paints a vivid picture of someone homeowners would trust with their beloved pets.
What Are Power Words, and Why Do They Work?
Power words are terms that evoke trust, professionalism, and warmth. They allow you to communicate key qualities, such as reliability and adaptability, in a way that feels authentic and compelling. For house sitters, these words fall into several categories that align with homeowner priorities:
- Trustworthiness and Reliability: dependable, loyal, honest, steadfast
- Caring and Compassionate: nurturing, empathetic, gentle, attentive
- Professionalism and Organisation: efficient, proactive, detail-oriented, disciplined
- Communication and Interpersonal Skills: articulate, engaging, warm, understanding
- Adaptability and Resourcefulness: flexible, resilient, inventive, responsive
- Energy and Enthusiasm: vibrant, motivated, spirited, determined
These words work because they trigger an emotional response in the reader, subtly assuring them that you’re capable and trustworthy.
How to Incorporate Power Words Effectively
The key to using power words isn’t to list them but to weave them into stories and examples that demonstrate your qualities. For instance, instead of saying:
“I’m reliable and good with dogs,”
Try this:
“As a reliable and compassionate dog lover, I’ve cared for a variety of breeds, ensuring they’re happy and well-exercised while their owners are away. My proactive approach means I always stay ahead of their needs, whether it’s administering medication or adjusting routines to keep them comfortable.”
This method allows you to bring your experience to life while subtly highlighting qualities homeowners value.
Power Words in Action: A Practical Example
When applying for a house sit, you might encounter a listing that prioritizes a pet’s comfort and home security. Here’s an example of how to integrate power words:
“I am an organised and dependable sitter who takes pride in providing a calm and nurturing environment for pets. My compassionate approach ensures that even anxious animals feel safe and cared for. Additionally, I’m proactive in keeping your home secure and well-maintained, offering you peace of mind while you’re away.”
This isn’t just a collection of words—it’s a compelling narrative. By combining power words with specific examples, you can create an application that feels tailored and professional.

Subject: Reliable and Compassionate Sitters for Your Home and Pets
Hello Sarah,
I’m Belinda, a mature and responsible work-from-home professional, and along with my partner Nigel—recently retired—we’d be delighted to care for your home and pets during your upcoming trip.
Our journey brought us to the UK when my daughter had an exchange with Exeter University. Although she has since returned to Australia, Nigel and I have continued exploring the UK and Europe, enjoying the perfect mix of travel and cultural experiences.
We are both fit, healthy, and enthusiastic about the outdoors. As avid hikers, we’d truly enjoy taking Rover on his walks—he sounds like such an attentive and active companion! Living near Dartmoor is a dream for walkers like us, and we’d love to explore the area with him.
Your sit would fit perfectly with our plans, as we’ll be visiting friends in Launceston in mid-February. With my flexible work-from-home schedule, both Rover and Molly will receive consistent and nurturing care throughout the day.
As a team, Nigel and I are organised, reliable, and proactive. We take pride in treating every home and pet with the same dedication and care as we would our own. We ensure homes are well-maintained and pets are cared for according to their specific routines and needs.
If you’d like to arrange a video call via WhatsApp to discuss your expectations or ask questions, we’d be happy to connect at a time that suits you.
Looking forward to the opportunity to care for your lovely home and pets!
Kind regards,

Video Call: Best Practices
The video call is often the final step before being chosen for a house sit, giving both parties the chance to ensure it’s the right fit. Here’s how to make a strong impression and gather key details:
Prepare in Advance
- Revisit the Listing: Carefully re-read the homeowner’s listing to ensure you’re familiar with their requirements. Jot down specific questions about the pets, home, or any unique needs mentioned.
- Do Your Homework: If the location is new to you, research the area briefly. This shows initiative and can help you align expectations, such as understanding public transport or nearby amenities.
Create a Professional Setup
- Quiet Environment: Find a distraction-free spot for the call. Eliminate background noise and let housemates or family know you’ll need privacy.
- Lighting and Internet: Sit in a well-lit area where your face is clearly visible. Test your internet connection and device in advance to avoid disruptions.
- Professional Appearance: Dress neatly to convey professionalism while keeping it casual enough to appear approachable.

Engage Positively
- Smile and Be Personable: A friendly demeanor helps build rapport. Smile, nod, and make eye contact through the camera.
- Active Listening: Show genuine interest by nodding, paraphrasing key points, or asking thoughtful follow-up questions.
Discuss Routines in Detail
- Pet Care: Ask about feeding schedules, exercise routines, and any behavioural quirks. For example, “Does Max prefer a specific walking route?”
- Home Maintenance: Inquire about responsibilities like watering plants, or pool upkeep.
- Emergency Preparedness: Confirm emergency contacts, nearby vet clinics, or utility contacts in case of issues with the home. If not working with a house-sitting app, ask if the homeowner has a written guide that they can share ahead of time if you are successful.
Arrival and Departure Times
Confirm the exact time the homeowners will be departing. Is it possible to arrive the day before for a meet-and-greet? If the meet-and-greet is not possible (and there can be many reasons for this, check out our article to find out why) – discuss how the handover will take place instead.
Additionally, clarify when the homeowners are expected to return. Will you need to stay an extra night, or should you plan to leave earlier that day to accommodate another house sit or travel plans? Ensuring clarity here avoids last-minute scheduling issues for both parties.
Clarify Expectations
- Daily Tasks: Confirm what’s expected of you, such as collecting mail, handling packages, or managing deliveries.
- Boundaries: Discuss both house sitter and homeowner boundaries to ensure mutual respect and clear expectations. This includes house rules such as areas that are off-limits, car usage, or policies about visitors, as well as sitter preferences like privacy, quiet hours, or limits on additional tasks beyond those agreed upon.
- Pets’ Needs: Verify if the pets have specific health needs, like medications or vet visits, to ensure you’re confident in providing care.
Pro Tips for a Memorable Call
- Take Notes: Jot down key points during the call to refer to later. This demonstrates attentiveness and ensures you don’t miss important details.
- Express Enthusiasm: End the call by reinforcing your excitement for the opportunity and confidence in meeting their needs.
- Polite Follow-Up: After the call, send a brief thank-you message summarising key takeaways. This not only shows professionalism but also helps solidify the connection.
Example Follow-Up Message:
Hi Sarah
Thank you so much for taking the time to chat today. We really enjoyed learning more about Rover and his love of long walks and your expectations for the sit. Please let me know if there’s anything else I can clarify—I’m happy to provide further information or references (if not using a house-sitting app). I look forward to the opportunity to care for your home and pets!

Red Flags to Watch Out For
Both sitters and homeowners should approach the house-sitting arrangement with care and be aware of potential warning signs. Addressing these early can save both parties from misunderstandings or conflicts later. The best advice? Trust your gut!
For Sitters:
- Unclear Expectations: If the homeowner cannot provide clear and detailed instructions about your responsibilities—such as feeding schedules, pet routines, or home maintenance tasks—this could lead to confusion or unmet expectations during the sit. Clarify roles before committing.
- Excessive Demands: Be cautious of listings that require extensive work, such as managing multiple high-maintenance pets, large-scale gardening, or substantial housework, especially if the homeowner seems unwilling to compromise or provide adequate support.
- Poor Communication: Difficulty reaching the homeowner, delayed responses, or vague answers during initial conversations may indicate communication issues during the sit itself. Reliable communication is essential for addressing unexpected challenges.
- Lack of References or Reviews for Homeowners: On platforms like TrustedHousesitters, homeowners are reviewed by previous sitters, creating a level playing field. Blank homeowner reviews could signal potential issues, as sitters not wanting to appear negative, usually omit reviews for homeowners that were “problematic”. Sitters should proceed cautiously and consider asking detailed questions about the home and pets before accepting a sit.
- Lack of Basic Provisions: If the homeowner expects you to provide essentials like cleaning supplies, pet food, or bedding, this could be a sign of poor planning or disregard for the sitter’s comfort.
For Homeowners:
- Lack of References or Reviews: For high-responsibility sits (e.g., caring for senior pets or managing a complex property), avoid sitters who cannot provide credible references or reviews from previous sits. No experience isn’t always a dealbreaker, but they should offer other assurances like detailed profiles or enthusiasm for learning.
- Inconsistencies in Profile or Communication: If the sitter’s profile, application letter, or video call responses don’t align (e.g., their stated experience doesn’t match their examples), this could indicate dishonesty or carelessness.
- Disinterest in Details: A sitter who doesn’t ask specific questions about your pets’ routines, home care instructions, or emergency protocols may not be taking the role seriously. Look for someone who shows genuine interest in your requirements.
- Unprofessional Attitude: A sitter who appears overly casual, disorganized, or indifferent during initial conversations might not respect the importance of the arrangement.
Tips for Addressing Red Flags:
If you notice a potential issue but still feel the arrangement might work, consider addressing your concerns directly. For example:
- Sitters can ask for a detailed handover document or schedule a follow-up call for clarity.
- Homeowners can request additional references, a trial video call, or further explanations from the sitter.
Remember, trust and transparency are key to a successful house-sitting experience. If the arrangement doesn’t feel right, it’s okay to walk away and explore other options.
